Property

Property is a long-term direction for me, not something I'm already running. I'm building toward it properly — real deal analysis, written reasoning I can point at, and enough patience not to rush a deal just to have a story to tell.

I'm not a landlord with a portfolio, and I don't buy property personally. What's here is real: a tool I built and use, real writing about what I actually learn, and honest help where I can genuinely give it.

Numbers first, and honestly. Deal Analyser models buy-to-let, BRRR, HMO and business acquisition, and it will show "N/A" rather than a confident-looking percentage when the underlying figure would be meaningless. A tool that always produces an answer is easier to trust than one that admits the honest answer doesn't exist yet — only one of those is actually trustworthy.

Then constraints, not hopes. Every mode stress-tests: rates up, rent down, trading worse. The reverse solver works the other way round — the highest price a given funding structure and set of safety margins can sustain, and which constraint stops it going higher.

Then the rules that actually bind. Most of what I publish is working out what a regulation, a financing route or a market claim really means before assuming it applies. That is the same discipline, applied to words instead of numbers.

I don't buy property personally, so I'm not the buyer at the end of this. What I can do is help you think through the realistic routes — what the numbers actually say, which options are worth taking further, and where you need a solicitor, broker or accountant rather than me.
